how to fetch ip address when someone open emails in a csv file with email, ip address and time stamp

We put 1px png image in the body of email, as soon as image load into the browser, it hits to image hosted domain and it fetch ip address along with email id. It stores this data in csv file and updates as count adds in the list. Can you help me how do we do this.
